If you are interested in selling your home through house2market the first thing we will do arrange to come and visit your home.We will bring with us a full comparable report showing the properties prices in your area as well as the market trends. Your home is of course individual so we will also be looking for the extra features that might add to the value or make it more attractive to a potential buyer. We will then recommend a marketing price of the property and run through our terms of business and the packages available, if you are happy to proceed we will complete the paperwork required to get the house on the market.

Once you signed off the details we will upload your property to the major property portals, your property will be immediately available to millions of potential buyers. We will contact you when we have a viewing request, providing you with their Name, Address, Telephone, Email and their ability to proceed. We will also ask for 3 options for a viewing time. It will be up to you accept or decline the viewing or arrange another suitable viewing time.

Our team have been trained by a professional photographer. It will essential that we get the best possible photos of your home, as they will help us create the best impression and attract the viewers. You have the option to have a professional photographer come to your home for an additional fee.

We will contact the viewers and ask them for their honest feedback, we want to make sure that we inform you of any issues that might be affecting the sale of the property and we will work with you to rectify these.

If you are not comfortable talking about money with a prospective purchaser then leave it to us. We will firstly check out the position of the buyer and their ability to purchase the property, we will then discuss the offer with both parties and present the comparables to make sure the offer is fair.

Once an offer is acceptable we make sure that we get the sale through to completion as quickly and smoothly as possible. Our Sales Controller will collect all of the information on the chain and all parties involved. They will then chase all of the parties necessary to make sure there are no hold ups or delays. We will keep you informed of the progress and make you aware immediately of any issues or delays.

energy performance certificate £75 + VAT

A Domestic Energy Assessor will visit your home and conduct an inspection - they will be looking at issues such as windows, insulation, boilers, light bulbs etc. The report is then created and your EPC ratings have to be included within the marketing details for viewers/buyers to see. EPCs are valid for 10 years.

dedicated property website £495 + VAT

Creating a website specifically for your property might seem a step too far… until you think about it. The cost is insignificant to return you could get on your investment.This could really help you stand out from the other properties on the market.
